Purpose: Zimmer Farms NW is a proposed 27± acre, 53 lot single-family
residential development within the 140± acres of the original
Zimmer Farms development in the City of Otsego, Wright County,
Minnesota. The proposed development will be served with
municipal water, sanitary sewer, storm sewer, and public streets
typical of ars urban setting.

2# The information labeled for the pond in the nodh vest corner, pond 21 (as identified i
the stormwater management plan), appears to be based on the old design and not the
revised calculations submitted. Please update. The new 100 -yr HWL is approximately
1.2' higher than currently shown. This does not appear to affect any of the proposed lot
elevations though.

along Marlowe Avenue and Manchester Avenue.

SURFACE vATER MANAGEMENUSTORM SEWER SYSTEM
1. A copy of the stor mater management plan dated 1/28/05 for Zimmer Farms must be
submitted. Our records indicate that the report dated 3/31/04 wa.s the last revision.
2. The revisions dated 11111113 to the originally approved stormwater• management plan
appearto pr'oper'ly accommodate for the new MPCA NPDES requirements. These
revisions are based on the assumption that the site has Type "D" soils and therefore
infiltration is not feasible. Soil borings are required to verify that the soils are in fact
Type "
. Draintile will be required along the rear lot, lines of all lots more than one lot away from a
catch basin. The final plans shall show draintile in the rear yards of Lots 6- 10 of Block 2.
. Based on the proposed street section draintile will also be needed at the street low points.

MISCELLANEOUS
1. All new developments will require postmaster approved locking cluster mailboxes to be
installed. The location of these mailboxes shall be shown in the final construction plans
or review by the City and Postmaster.
2. We recommend when the developer receives bids for the project it may be prudent to call
to the contractors attention the City of i s requirement for a new type of sanitary
sewer casting and lid system when building in clay type soils. The new requirements are
in the Otsego Engineering Manual, 2013 revision and can be found online.
