MoriartyStearns CountyWe have a similar facility in Sauk Centre with some residential properties directly bordering the grounds. Sale prices do not seem to be affected by this, especially in a hot market. We tracked some sales near gravel pits and came to the same conclusion. I think we have one in the whole county that we are discounting and it is basically on the gravel pit. In your situation, being that there was already a conference center there, I don’t think there is much reason to lower the value. It looks like it was founded in 2012 on the campus of an old reform school. Buildings are very old, early 1900’s. Mainly geared towards veterans. McLeod CountyI have checked with staff – we have group homes in Hutchinson and we have not seen any impact. The properties around or near them do not sell for less because of the group home being there.We have a company called Averyon Homes – they have 14 homes in Hutchinson City and one in Glencoe. They have owned most of the homes for years. They are geared more towards adult persons with disabilities – not quite the same – but we have not seen any impact. The property to the SW is Hazelden and the property to the West is the Chisago County Justice Center.
