The meeting was called to order by Chairman William Schulz. The minutes of the December 6, 1982 meeting were approved as read. Frank McCoy appeared before the Board to discuss subdividing his farm located in Section 27, Township 121, Range 23, on the north side of Co. #122. He wishes to sell 29.87 acres with exsisting building and keep 35.42 acres on which he would build a new house. The area is zoned agricultural. Motion by Douglas Lindenfelser to table action on the application of Mr. McCoy at this time. Seconded by William Schulz, passed unanimously. Planning Commission Members Carl Swenson, Clayton Berg, Wilmer Nordin, Larry Fournier, Ingall Roskaft and Ronald Van Tassel met with the Town Board at this time to discuss the Comprehensive Plan. The Planning Com- mission expressed the need of having a Comprehensive Plan to serve as a guide line to regulate the residential and commercial growth of the Township. Clayton Berg suggested that the Township should have more control over Planning and Zoning and not depend on the County. The Board and the Planning Commission were in agreement that the area north of 77th street and east of Needham avenue should be consid- ered residential area with the exception of the flood plain area east of Highway 101 and north of 80th Street. After discussion the Board and Planning Commission reached agree- ment that the area north of Co. #39 from Needham Avenue to the west bor- der of the Township should remain agriculatural with the exception of the areas already residential or commercial, the reason being there is considerable good agriculatural land in that area and plenty of land available yet in the residential area north of 77th Street and east of Needham Avenue. The Board also expressed the need of attempting to keep the residential growth consolidated to one area in the event it become necessary to install water and sewer systems. Motion by Douglas Lindenfelser to have the area north of 77th Street and east of Needham Avenue, (with the exception of the area east of Hwy #101 and north of 80th Street) as residential. Seconded by William Schulz, passed unanimously. On motion the meeting adjourned. Attest:
