Purpose: Kittredge Crossings 12th Addition (formerly Kittredge Crossings
9th Addition) is a proposed 25 unit detached townhome residential
development on 12.2 acres in the City of Otsego, Wright County,
Minnesota. The proposed development will be served with
municipal water and sanitary sewer but will have municipal storm
sewer and public streets typical of an urban setting.
Jurisdictional Agencies: City of Otsego, Wright County, Minnesota Department of
(but not limited to) Health, Minnesota Department of Natural Resources, Minnesota
Pollution Control Agency, Wright Soil and Water Conservation
District.

PRELIMINARY PLAT
EXISTING CONDITIONS
The following information shall be shown in the existing conditions or preliminary plat:
a) Existing zoning classifications for land in and abutting the subdivision.
b) Show widths of existing Kittredge Parkway.
C) Provide size and elevations of existing sewers, watermain, culverts, and other
underground facilities within 150'.
d) Adjoining unsubdivided or subdivided land shall be identified by name and
ownership within 150'.
e) The normal and HWL elevations shall be labeled for the adjacent ponds and
wetlands.
SUBDIVISION CONFIGURATION, LOT SIZE, DENSITY
The existing and proposed zoning is P.U.D. Previous Kittredge Crossings 91h Addition
included 44 Attached Townhomes (excluding the constructed twinhome). The proposed
12th Addition is for 25 detached townhomes. The total site area is 12.18 acres thus
reducing the gross density to 2.05 units/acre.
STREET/TRAFFIC/ACCESS
Kittredge Cove NE was constructed with Kittredge Crossings Phase II. The street is to
remain a private a street.

Provide approval signature line for Ronald J. Wagner, P.E. City Engineer.
2. Provide Benchmark location and elevation. 1929 Adj. datum shall be used.
FINAL GRADING PLAN AND REMOVALS
The 100 -yr HWL elevation and Emergency Overflow elevation equal 957.8 and 956.6
respectively for existing Pond 6 and the 100 yr. A minimum of 1.5' freeboard shall be
provided to the lowest opening elevation for Lot 10, Block 1 (currently listed as 959.0)
from the higher of these two elevations.
2. All curb stops and sanitary sewer services shall be removed or cut off a minimum of 4'
below finish grade. Indicate which services are to be removed (Final Grading Plan &
Removals Plan) or are to remain (Final Utility Service Plan).

2. The wetlands shown on the plat were previously delineated with Kittredge Crossings
final plat (in 2003). New wetland delineation will not be required as the proposed
grading is very minimal and will not impact the wetlands. However, since the delineated
wetland edges shown are beyond the 3 years allowed therefore the plat should note that
this is not the delineated wetland edge. All wet lands and water boundaries and all public
ways shall be shown and labeled as defined in Minnesota Statutes, Section 505.01, Subd.
3.
SURFACE WATER MANAGEMENT/STORM SEWER SYSTEM
All stormwater is accounted for with the original Kittredge Crossings stormwater
management plans. No additional runoff of impervious area is proposed to be added.
ENVIRONMENTAL
1. Statement certifying the environmental condition of the site including the presence of any
hazardous substance as defined in Minnesota Statutes 11513.02, Subd 8.
MISCELLANEOUS
Provide geotechnical data.
2. All new developments will require postmaster approved locking cluster mailboxes to be
installed. The location of these mailboxes shall be shown in the final construction plans
for review by the City and Postmaster.

We recommend approval contingent upon the above comment being addressed.
