Purpose: Great River Centre 4th Addition — Block 1 Lot 1 is a proposed
54,400 gross square foot single light industrial building located on
6.17 acres of Outlot A of Great River Centre 3rd Addition in the
City of Otsego, Wright County, Minnesota. The proposed
development will be served with municipal water, sanitary sewer,
storm sewer, and public streets typical of an urban industrial
setting.
Jurisdictional Agencies: City of Otsego, Wright County, Minnesota Department of
(but not limited to) Health, Minnesota Department of Natural Resources, Minnesota
Pollution Control Agency, Wright Soil and Water Conservation
District.
Permits Required: NPDES, Minnesota Department of Health (water), and
(but not limited to) Minnesota Pollution Control Agency (sanitary sewer)

Cover Sheet
1) Cover Sheet is required with location map, north arrow, property owner, developer name and
address, architect and engineer information, and City Engineer approval signature block.
Existing Conditions Plan (Sheet CM)
1) Final plat has only one lot and one outlot. See attached Final Plat.
2) PID, property owners name and current zoning is not shown for two of the properties
immediately to the west of the site.
3) Provide the normal and 100 year flood elevations for the regional storm pond to the east of
the property. (NWL = 856.5 and HWL = 859.4)
Site Plan (Sheet C2-1)
1) Strongly recommend moving south entrance to final location and constructing drive around
south side of building in final location to minimize future disruption and future costs.
2) Legend for pavement types should reference standard plates.
3) Add Concrete pavement to legend for area under trash and recycle bins.
Grading Plan (Sheet C3-1)
1) City requires articulating block mat, fleximat or cabled concrete rather than riprap. Basin
overflow standard plate calls rip rap in one location and articulating block in another.
SWPP Plan (Sheet C3-3 — C3-3)
1) No comments
Utility Plan (Sheet C4-1)
1) CB1 may need to be larger than 48" standard manhole due to number, location and size of
three entry and one outlet pipes. Note manhole size if larger than 48" diameter.
2) Hydrant coverage is insufficient. No hydrants shown on property.
Details (Sheet C8.1 — 8.2)
1) Heavy Duty and Light Duty Loucks Standard Plates both labeled Site 30

2) Loucks Standard Plate STRM-3 references Loucks STRM-4. Should reference Otsego
Standard Plate 500.
3) Otsego Standard Plate 307 is unnecessary. No sanitary manholes within lot.
4) All rip rap shall be articulated block or approved equal per Otsego Standard Plates.
5) The pavement section shall be per a geotechnical engineers recommendation. Currently date
and by on standard plates are blank.
