RECOMMENDATION:
City Staff recommends accepting all public improvements associated with Wildflower Meadows 41h
Addition, thus starting the warranty period.

BACKGROUND/JUSTIFICATION:
Wildflower Meadows 4th Addition consisted of re -platting a portion of the Wildflower Meadows
development previous planned to be multi -family as single family lots. The previous addition of
Wildflower Meadows was completed in 2007 and included public streets and utility service stubs that
will service the 41h Addition. The watermain stubs installed with the 15t Addition were able to be used to
service the 4th Addition lots. In order to provide sanitary sewer to the new lots a portion of the existing
72"d Street needed to be removed and patched to make a new sewer connection. All utility
improvements have now been completed including a full depth and full street width patch at the
sanitary sewer connection, and a bituminous trail. All erosion control is in place until vegetation has
been established and shall be removed prior to final acceptance at the end of the warranty period. An
initial acceptance walk-thru was conducted with City Staff, the developer, and contractor November 21,
2015. As -built construction plans and all remaining items have been successfully completed.
Staff recommends that all public improvements be accepted as of the date of this Council meeting. Per
the Developer's agreement for Wildflower Meadows 41h Addition, the Developer warrants;
1. all public improvements, other than streets, within the plat as of the date of this resolution
commencing the one (1) year warranty period from this date
2. all public street improvements within the plat as of the date of this resolution commencing the
two (2) year warranty period from this date.

RESOLUTION NO. 2016-35
CITY OF OTSEGO
COUNTY OF WRIGHT, MINNESOTA
RESOLUTION ACCEPTING PUBLIC IMPROVEMENTS FOR
WILDFLOWER MEADOWS 41" ADDITION.
WHEREAS, the City Council approved the final plat of Wildflower Meadows 4tn
Addition (the "plat"); and,
WHEREAS, the City and Developer entered into a Developers Agreement April
27t" 2015 for Wildflower Meadows 4 n Addition and recorded with Wright County
regarding approval of the plat and installation of required public improvements within the
plat; and,
WHEREAS, all public street improvements, including bituminous base and wear
course patching, curb and gutter, sidewalk, grading and erosion control have been
completed; and,
WHEREAS, all public utility improvements, including watermain and services,
sanitary sewer main and services, and storm sewer have been completed; and,
WHEREAS, all public improvements were constructed in accordance with City
standards, Code and approved plans within the plat; and,
WHEREAS, an initial acceptance inspection of the public improvements within
the plat was conducted on November 21, 2015 with City staff and the Developer, and all
remaining items have been successfully completed; and,
NOW THEREFORE BE IT RESOLVED BY THE CITY COUNCIL OF OTSEGO
MINNESOTA THAT
1. The City accepts all public improvements, other than streets, within the plat as of
the date of this resolution commencing the one (1) year warranty period from this
date.
2. The City accepts all public street improvements within the plat as of the date of
this resolution thus commencing the two (2) year warranty period from this date.
3. Upon conclusion of the respective warranty periods and completion of a final
acceptance inspection by City staff and satisfaction of any conditions of said final
inspection, improvements lying within public easements and public right-of-way
shall be come City property without further notice or action.
