Supportive Narrative: 1) Plieasant Ridge was given, soma design variances being a "coved" style development. a) Radii of the streets, along Palm gren Avenue are shorter than every other existing paved public street in the City. b) There is no, tangent or straight section between reverse curves. c) The degree and lengths of the curves are larger and longer than typically allowed. This causes the curves to curve back on themselves creating line ted sight distances especially when. dealing with parked cars in the street, parked cars in the driveways, landscaping in the front yard I s, and even street signs and utility boxes, 2) Due to these allowed design variances the design speeds are well below the 30 111ph, Stattft speed limit and sign changes would not set precedeme for other ars other areas of the City.
