Wagner,, P.E., City Engineer DATE: May 28, 2013 RE: Mary Valerius and Roundabout Option IC VaIer•ius Easement We have reviewed the 5" wide easement in front of Mr. Mary Valerius property and determined it is not required. The proposed street centerline is moved north of the section line and centerline of the existing gravel road, Curb and gutter is on the plans in front of Mr. Valerius's property to minimize takings, The design of the street does not require work beyond the 33' prescriptive easement and will not interfere with the pine trees. The easements needed on either side of Mr, Valerius"s property are necessary due to a rural section, The easement line was inadvertently extended through Mr. Valeriusrs property. We have reviewed all other easements and deemed them all required. Roundabout Option 1C After many iterations of the roundabout, we believe we have a final product which meets all of the council's requests and meets roundabout design criteria and is acceptable to the County, The western leg (70th St) of the roundabout was adjusted to the south. This accomplished two items. One,, the trees within Mr. Merlin Valerius property is for the most part missed. Two, the amount of arc around the roundabout between CAH 37 west bound and Vh St west bound is maximized hopefully minimizing regional traffic usage, The southern leg (CSAH 37) is slightly more east than previous versions, Driveway will need to be extended. This is needed to slide the roundabout away from Merlin Valerius's property and allow full access to that property. It also creates a straight approach to the roundabout from the south which is necessary for higher speed approaches. We will attempt to minimize this in final design.
